Since 2022 housing supply has been tight making a would be seller hesitant to list and sell their home prior to finding a new one. Bridge loans appeared in earnest by 2023 enabling a release of equity in the existing property to enable buyers with a home to sell a path to qualifying prior to the sale on their current home.

Advice aside, money talks. We’re throwing-in to reduce your first year costs buying your rate down 1% for year one. The resulting below market rate can net you thousands in savings over that first year.

Example:

Loan Amount $450,000

Year one Rate 5.500% (APR 5.85%)

Year 2-30 Rate 6.500% (APR 6.89%)

(Assumes the borrower qualified for a 30-year fixed rate mortgage at 6.50%)

 How it Works

A 1/0 buydown reduces the first-year rate. In the example above, the drop from 6.50% to 5.50% results in a buyer savings of approximately $4,500.00 in interest AND provides a lower monthly payment for that first 12 months of home ownership.

This is a limited time offer available on new contracts/locks between 4/1/25 and 6/30/25. Not available on select programs including HECM programs.
