Non-QM aka Non Qualifying Mortgages are bringing buyers previously unable to qualify under standard (qualified) guidelines back into the market. Non QM stands for non-qualified and simply refers to loan products with qualifying guidelines outside those of Fannie Mae and Freddie Mac, the Government Sponsored Entities. They are not hard money or risky loans. Jumbo loans, bridge loans and Home Equity Conversion Mortgages are considered Non-QM.
